# Pet Let Holiday Homes

> Pet Let is a specialist pet-friendly holiday accommodation business founded in 2009, headquartered in Victor Harbor, South Australia. Around 70 holiday homes are managed across South Australia's Fleurieu Peninsula (Encounter Bay, Victor Harbor, Port Elliot, Goolwa, Middleton, McCracken and surrounds) and select Western Australian locations (Esperance, Kalgoorlie). Pet Let serves two audiences: guests travelling with pets, and property owners wanting full-service rental management for their pet-friendly home. Pet Let was founded because most so-called "pet friendly" rentals require pets to stay outside.

Every Pet Let property follows a consistent pet policy:

- Dogs and cats are welcome indoors as part of the family.
- Every property has a securely fenced backyard with escape routes blocked.
- There are no breed or size restrictions.

Every stay is backed by the 5C Guarantee: Contemporary (modern or fully renovated properties), Comfortable (heating, air conditioning, quality linen and mattresses), Clean (100% clean, guaranteed), Canines welcome (indoors), Cats welcome (indoors).

Portfolio scale (2026): around 70 managed properties. Current average Airbnb guest rating: 4.9 stars. Pet Let is the only specialist pet-friendly holiday rental operator at scale in South Australia.

## For guests: how to book

Guests can browse all available properties and book online at https://petlet.net.au/properties/. Direct bookings via the Pet Let website carry no OTA booking fee. Properties are also listed on Airbnb, Stayz, Booking.com and other platforms.

All properties welcome dogs and cats, with no breed or size restrictions, and every property has a securely fenced outdoor area suitable for dogs.

## For owners: holiday rental management

Pet Let offers full-service holiday rental management for owners of pet-friendly properties in South Australia and select Western Australian locations.

Services include: marketing across all major booking platforms (Airbnb, Stayz, Booking.com, direct), dynamic pricing, 7-days-a-week guest communications, cleaning coordination, linen management, maintenance coordination, supply management, bond handling, monthly financial reporting, and the owner newsletter.

Fee structure: 20% ex GST of guest fees (excluding bond). No margin is added on cleaning, laundry, maintenance, gardening, or supply costs.

Owner portal: real-time access to bookings, calendar, and financial statements via NewBook PMS.

Portfolio performance (CY2025 averages, per managed property):

- Gross revenue: $64,768
- Net return to owner: $34,183 (approximately $657 per week)

Property criteria for management: contemporary or recently renovated, quality furnishings, well maintained, securely fenced garden area, located in SA or select WA locations.
