Pet Let is a boutique, specialist, high touch holiday rental service. Our mission is to deliver the best possible returns on investment to our property owners. Our 2020/21 average occupancy rate across our entire portfolio was 80.42%. This means most of our owners had a holiday home that paid for itself. We work extremely hard to generate strong returns for our owners throughout the whole year – not just Christmas holidays and Easter.
We provide boutique property management services to owners and our guests – effective niche marketing, responsive booking services, spotless cleaning and linen, spot on gardening and maintenance, robust financial management, comprehensive monthly owners reports and much more.

We are well and truly into our fourth year of offering accommodation in beautiful Esperance. We approached Melinda three and a half years ago with the concept of setting up our newly built home as a respected 'Petlet Holiday' home in West Beach, Esperance. I knew we had a special place, and to be honest, there's something in the back of my mind that always knew it would be shared with others. We have taken careful consideration with our layout, gardens and presentation knowing that our management team ( Petlet)... in South Australia would be relying on our capabilities from Western Australia, and ensuring the quality and standards 'that the team could confidently navigate guest bookings, questions, notifications and concerns... and essentially, all the expertise that managing accommodation in interesting times, entails. We've all done so well and here in the West, Ivy House is very much known for its beautiful, comforting, clean standards and absolute professional approach to accommodation. It's worth noting the teams quick response to any notifications and queries, working with and supporting our cleaner, and lastly, the team reaching out when we receive a lovely review, and sharing this with us 'really is thoughtful and a lovely way to celebrate the guests feedback and in someway 'links the remoteness of how we all make this work.
Again, the reviews, the returning guests and the happy fury friends and our commitment to continue a very high standard is very important to us. This is ultimately our little dream home by the sea and we are very grateful to Melinda and the team for the attention to details that keep us maintaining our high ratings. We switched to Petlet from another holiday home manager (in Goolwa) over a year ago. The changeover was professional. Thereafter occupancy and bookings for our property took on a whole new level. Sometime later, Petlet Ops manager advised a property lift which we immediately embarked upon; and she even recommended an energetic interior designer to help us with the exercise. From the expense reports, we can see that Petlet cleaners are meticulous and thorough in the cleaning of our house, both the interior and the exterior. We had an incident with SA Water some months back. Petlet operational folks were responsive to record water meter readings regularly, check the situation with our neighbours, and eventually helped to resolve the matter with SA Water with a satisfactory outcome. The reports and disbursements come through monthly as scheduled; complete with proper accounting records and detailed explanation for every out-of-the-ordinary item.
We are thankful to Melinda Mayne and her team at Petlet for tirelessly looking into every detail to ensure that our guests have a restful and lovely holiday stay at Vanda @54BP.
In January this year our family started exploring the purchase of a south coast (Hindmarsh Island to Encounter Bay) holiday home after eliminating the Yorke peninsula.
I needed a return from the investment to cover some costs, while looking for a suitable purchase I was also exploring the holiday rental market.
During this period I spoke with several agents informally and Melinda from Petlet Holiday Homes. One agent suggested we should anticipate about 10 weeks occupancy in a year. PetLet has a business model which aimed for a far superior result. Following a purchase and a face to face meeting with Melinda we entered an agreement to manage our purchase.
I did not know what to expect but we commenced at Easter and have benefited from the April and July school holidays to date, our occupancy rate has exceeded 75% to date, with forward bookings sitting at about 10 at all times. Petlet has a very easy system for owners to check bookings.
Holiday rental is short term and I am advised does fluctuate, but to date we have exceeded by a big margin our expectation.
Petlet have three avenues to communicate with them, sms, phone and email. The staff on the end of sms and emails are quick always to respond, very helpful and polite, they fill me with confidence every time that the issue being discussed can be quickly resolved without any embarrassment to Petlet, the owners or the clients. Pet Let Team members answer calls and questions in the same manner.
The assistance and guidance provided to us was extremely helpful, we purchased the property and needed to fully furnish for holiday rental. Melinda and her team provided guidance and assistance with this process. I have meet and observed the cleaners, handyman and gardener, all are pleasant, polite and diligent giving us confidence the guests will have an enjoyable time in our property.
There is a high expectation from guests for the property meeting their expectations as advertised, we have had some minor issues which with the very pleasant petlet holiday homes staff have been resolved quickly and efficiently and without complaints from guests.
Overall, our experience to date, both from a service perspective and a financial one, has been excellent. We are very happy to recommend Pet Let to holiday home owners who want to maximise their returns.

Petlet have been looking after our holiday rental home for over five years and in that time we have enjoyed a great professional relationship. Melinda and her team have consistently driven high rental income, together with advice and recommendations for further improving the occupancy rate, and maintaining the high standards that have become a hallmark of their operation. In that time we have not had any problems with any of our guests, and though initially sceptical that allowing pets would be nothing but trouble, we have found that the opposite is true.
